Weeping Water
Cass County. Older housing stock at affordable price points. Good for first-time buyers who want a real yard.
Louisville
Cass County. Riverfront town on the Highway 50 corridor with a tight community. Move-up buyers find better square-footage-per-dollar here than in west Lincoln.
Murdock
Cass County. Small and quiet, with true small-town living within reach of both Lincoln and Omaha.
Elmwood
Cass County. A walkable main street and an established community, an easy drive to either Lincoln or Omaha.

What small towns east of Lincoln are good for acreage buyers?
Bennet, Palmyra, Unadilla, and the edges of Syracuse and Weeping Water come up most. Acreages there trade privacy and outbuildings for a longer drive. Inventory is thin, so the right property is usually about timing, not browsing. I watch for them daily.
Do I need a real estate agent to buy a FSBO house?
Legally, no. Practically, a FSBO purchase still needs a written contract, earnest money handled correctly, inspections, title work, and a closing. That is where FSBO deals go sideways. I help buyers and sellers put the right paperwork around a deal they have already found.
How far is the commute from Cass and Otoe County towns to Lincoln?
Most of the towns I work sit within an easy drive of Lincoln on Highway 2, Highway 34, or Highway 50. Bennet and Palmyra are the shortest runs. Syracuse and Weeping Water are farther but still very doable for a daily commute.
What should I check before buying an acreage?
The well, the septic system, the outbuildings, easements, and who maintains the road. Those five decide whether an acreage is a good buy far more than paint or flooring. I walk every one of them with my buyers before we write an offer.
